Position Reports to: Vice President, Production OR Branch Manager OR Sales Team Leader
Position Purpose:
The Mortgage Loan Originator (MLO) position originates and qualifies loans, tracking the loan process from start to finish until the loan closes. The MLO is adept at building and managing relationships, with a focus on cultivating and nurturing relationships with partners and affiliates to develop a long-lasting referral base. Once a loan is originated, the MLO qualifies the loan, and then serves as the point of contact for communicating with the client about status in the process. The MLO liaises across departments to make sure the loan is processed.

Supervisory Responsibilities
- Recruits, interviews, hires, and trains Mortgage Loan Originator Assistants
- Oversees the schedules and responsibilities of direct reports
- Provides regular constructive coaching and timely performance evaluations
Other Responsibilities
- Prospects new business tirelessly, always seeking to build a pipeline
- Qualifies loans by collecting and analyzing customer financial information , recommending different loan alternatives that are most advantageous to the borrower(s)
- Provides information to the customer on risks and benefits of selected loan alternatives, based on the customer’s individual financial circumstances
- Pre-qualifies and pre-approves prospective loan applications using Scenic Oaks Funding approved forms, subject to all Federal and State laws and regulations
- Obtains the complete loan application information and supplies borrowers with all disclosures required by Federal or State Laws
- Obtains borrower authorization documentation
- Serves as the point of contact for the loan both with the customer, and internally across departments, shepherding the loan process through to completion
- Utilizes Automated Underwriting, independent judgment, SRP calc, and discretion on all eligible programs to help determine a customer’s eligibility for different loan programs
- Reviews purchase contracts and addendums for conflicts or concerns
- Registers and/or lock loan applications with Investor or Secondary Marketing
- Complies with all Lending Regulations to include: Reg B ECOA, Reg X RESPA, Reg Z TIL, FCRA, Reg C HMDA, HOPEA, Privacy Act, Security Act, US Patriot Act, OFAC and the Flood Disaster Act, and State Laws of California
- Complies with all Privacy and Security laws to include borrower records kept in locked file cabinet, software passwords, retentions, storage and shredding requirement
- Delivers Loan Application within 48 hours of client signature and/or application date
- Returns customer calls promptly
- Responds positively to files that need attention
- Meets annual targets for prospecting, loan origination, and loans closed
- Holds self accountable and remains open-minded to constructive criticism
- Meets with team lead to address challenges and escalates issues as soon as possible
- Studies lender websites and program offerings. Stays abreast of program offerings, regularly studying lender websites
- Attends weekly branch sales meetings and provide market/product updates
- Meets monthly with Branch Managers/Sales Team Leaders to discuss production and strategy for partnering with specific agents
- Performs other duties as required
Required Knowledge and Experience:
- Maintain CA requirements for loan officer licensing and annually recertify attestation. Maintain all records within the NMLS system
- Knowledge of lender websites and program offerings
- In depth knowledge of residential mortgage industry
- Thorough understanding of compliance and regulation requirements
- Knowledge of Federal and State lending regulations governing real estate lending
- Knack for developing and building relationships
- Previous customer service experience
- Previous mortgage/real estate experience a plus
- Adept at selling, with a passion for exceeding targets
- Excellent verbal and written communication
- Ability to work in a fast-paced, sometimes stressful work environment
Required Education:
- Bachelor’s Degree or equivalent
Working Conditions:
Working in a typical office environment Monday-Friday, 8am-5pm, with overtime as needed
